GETTING TO KNOW YOU
This initial interview is where the process starts. We listen to your financial goals and discuss the loans and lenders that best meet your requirements. After making your choice of investor, we begin the application process. Don’t worry, we know the forms well and will guide you through them.
THE CLOCK’S TICKING
We lodge your application with your chosen lender within 24 hours of receiving all of the completed support documents. We’ve made a list for you here. This will include the First Home Owners Grant (FHOG) application if applicable. The lender will send confirmation of receipt of the documentation with 24 hours.
WAITING BEGINS 2 – 3 DAYS
We receive confirmation that unconditional approval has been granted by the lender, usually within 2 days of receiving a satisfactory valuation. We contact you with the exciting news that we have received written unconditional approval from the lender.
MORTGAGE DOCUMENTATION 5 – 10 DAYS
Normally the lender sends a copy of the mortgage documents to you (or the party you nominate to act on your behalf) within 5 days of unconditional approval being granted. You then have 5 days to sign the mortgage documents and return them to the lender.
THE FINAL COUNTDOWN 2-10 DAYS
Around 2-3 days after you have returned the correctly completed mortgage documents to the lender, your solicitor or conveyancer contacts the lender to book your settlement. The solicitors/conveyancers for both parties need to allow 3-5 days before settlement to arrange the necessary paperwork.
If you are refinancing an existing property, the lender for the new property will liaise directly with the lender for your existing property to arrange refinance. This takes between 2-3 days after the return of your signed mortgage documents.
You will receive a phone call from your solicitor/conveyancer confirming that settlement has been completed. We’ll ring you to congratulate you on your success!
